There’s a myth which persists amongst WA home buyers that modular homes are flimsy and low-quality. We still hear buyers ask: is a modular home really as good as one built the traditional way, brick by brick, on site? It’s a fair question, and it deserves a straight answer. At PIQUE, we believe a permanent modular home built to the right standard is not a lesser version of a traditional home – it is the same home, built in a smarter way. If you’re thinking about building with PIQUE, here is what that means for you.

In general, how does modular compare to traditional builds?

Same building code, rules and approvals apply

The single most important fact to understand is this: a permanent modular home is built to the same rules as a site-built one. Every PIQUE home is engineered to the National Construction Code (NCC) – the same code that governs a bricklayer’s home in the suburbs. It needs the same council approvals, the same building permits and the same certification. Once it is installed on its footings and signed off, it is classified as real property, on title, no different in the eyes of the law to any other house.

In other words, “modular” describes where and how the home is built, not the standard it is held to. That distinction is the foundation for everything else.

Factory-built for tighter quality control

Here is where modular starts to pull ahead. On a traditional site, materials sit exposed to WA’s sun, rain and wind, trades work around each other and a small defect can go unnoticed until it is buried behind a wall. A PIQUE home is built inside a controlled environment, inspected at multiple stages as each module comes together, with materials kept dry and protected.

Built to last from premium materials

Durability comes down to what a home is made of, and premium modular does not cut corners here. A PIQUE home is built on Australian-made TRUECORE® steel framing, rolled in-house at our Malaga facility. That framing is:

  • 100% termite and borer proof, which is a real advantage compared to traditional timber framing
  • Dimensionally stable, so it will not twist, warp or shrink over time
  • Backed by a BlueScope residential warranty of up to 50 years

Add COLORBOND® roofing, quality glazing and joinery, and a minimum 7-star NatHERS energy rating (with upgrade paths to higher ratings and fully electric, net-zero-ready specifications), and you have a home engineered for the long haul, and for lower running costs while you live in it.

Warranties that stand behind the build

A home is a long-term investment, so the protection behind it matters as much as the build itself. Every PIQUE home comes with a 10-year structural warranty, in addition to manufacturer warranties on appliances, fittings and finishes. Builder’s warranty insurance also applies as required by Western Australian law, just as it does for a traditional build.

That protection goes right down to the frame. TRUECORE® steel is manufactured in Australia by BlueScope and backed by a residential warranty of up to 50 years. We roll every PIQUE frame in-house at our specialist framing facility in Malaga, so the structure of your home is made to our specifications from the very first step. And because steel framing is 100% termite and borer proof, dimensionally stable and resistant to warping or shrinking, it is a frame you can rely on for decades, not just years.

Homes designed for WA conditions

A home is only as good as its fit for where it stands. PIQUE homes are engineered for Western Australia specifically, with Bushfire Attack Level (BAL) ratings and upgrades for bushfire prone land, cyclonic engineering for the north, and energy specifications suited to our climate. Where your block sits determines the wind region your home is built to:

  • Region D is the most severe cyclonic rating. It covers the exposed northwest coastal strip, running roughly from Carnarvon and Exmouth up through Onslow, Karratha and Port Hedland. Homes here are engineered to withstand a Category 5 cyclone.
  • Region C is cyclonic and covers the broader north, including the Kimberley towns of Broome, Derby and Kununurra, along with inland areas sitting behind the Region D coast.
  • Region B2 covers the Mid West, including Kalbarri and Northampton. This area sits below the traditional cyclonic zone, but following Tropical Cyclone Seroja in 2021 the National Construction Code now requires homes here to be designed to cyclonic standards with increased internal pressures.

What about resale value and finance for modular builds?

This is where more old perceptions linger, so let us be clear. Because a permanent modular home is fixed to its foundations, on title and built to the NCC, it is valued by banks and valuers the same way a traditional home is. It appreciates in line with the local property market like any other house on the street. The idea that modular homes are “temporary” or hold less value belongs to the era of transportable site sheds, not to designer homes built to code.

Finance has caught up too. PIQUE was one of the first WA modular builders assessed under the CommBank Assessed Manufacturer program, and modular home finance options now include Bankwest, Keystart and CommBank, with more lenders following. For buyers, that means progress payments aligned to factory milestones and lenders who understand offsite construction – fewer surprises with a healthier cash flow.

Where modular clearly wins: time and certainty

If modular matches traditional on quality and value, it genuinely outperforms it in two areas that matter enormously when you are building:

  • A traditional custom build in Perth can run 12 to 18 months or longer, exposed to weather delays and trade shortages. Because site works and factory manufacture happen in parallel, modular can compress that timeline considerably.
  • Cost certainty. Once your contracts are signed, the factory build price is fixed. Variations only happen if you choose to change something – not because the weather turned or a trade went up mid-build.

What makes a PIQUE build unique?

PIQUE is at the forefront of modular construction in Western Australia With a $5 million Housing Innovation Fund grant recently awarded to us by the WA State Government, this funding will support the construction of our Advanced Modular Housing Facility in Landsdale.

The new facility will provide a 76% increase on our current capacity. We’re also introducing a WA-first automated steel framing base machine, reducing our reliance on interstate resources. The facility will also make us capable of an innovative vertically stacked modular construction method, opening up new possibilities for multi-storey modular housing.

At PIQUE, we continue to redefine the modular building process through state-of-the-art manufacturing processes, aesthetic possibilities and build efficiencies.

So, are modular homes as good as traditional homes?

On the measures that count, such as building standards, structural quality, durability, warranty protection, resale value and finance, a premium modular home is every bit the equal of a traditional build. On speed and cost certainty, it is better. The only real difference is the intelligence of the process behind it. That is what we mean when we say we build different.

The best way to answer the question for yourself is to stand inside one. Take a PIQUE by visiting our Display Village at 13 Boom Street, Gnangara, or book a discovery call on (08) 6117 5714, and see how a modular home feels when it is done properly.
