It’s the question almost everyone asks during their initial consultation, usually before they’ve even sat down. So here’s the short answer: a premium modular home in Western Australia takes somewhere around 9 to 14 months to build, measured from your very first consultation to the morning you unlock your own front door. That’s the whole journey, not just the weeks your home spends being built.

You’ll sometimes see build times such as 12 or 16 weeks being advertised. While those numbers aren’t necessarily wrong, they’re a bit narrow. They’re counting the weeks your home is physically being built, but they leave out pre-construction, approvals and sometimes even delivery and installation. We’d rather paint you the full picture so you can plan around it properly.

PIQUE’s modular home timeline at a glance

A PIQUE modular build moves through three stages. Roughly speaking:

Pre-construction 2–6 months Site reports, drawings, energy, engineering, planning approval, Prestart, contracts, building permit
Manufacture 4–5 months Your home is built on the factory floor – frame, lock-up, fit-out, tiling, finishes
Installation 2–6 weeks Transport, on-site install and complexing, certification, inspection and handover
Full journey ~9–14 months From your first consultation to the day you step through the door

Indicative only. Your site, your design and your approvals all play a part in build timing. However, because some of these stages overlap, the full journey is generally shorter than the individual steps added up.

Phase 1: Pre-construction (2–6 months)

This is the phase that tends to go missing from those “fast build” claims that may sound too good to be true. Pre-construction is usually where a smooth build can be set back by approvals and assessments. Before a single frame goes up, we’ll need to work through:

  • Site reports – survey, site classification and, where needed, a Bushfire Attack Level (BAL) assessment. Usually 2 to 6 weeks (or a little longer if your block is rural).
  • Preliminary drawings – your home on paper, generally 4 to 6 weeks once your site reports are back.
  • Energy, engineering and planning approval – your NatHERS 7-star energy assessment, structural engineering and, if your block calls for it, council planning approval.
  • Prestart and contracts – the enjoyable part. Your selections appointment, final pricing and signatures.
  • Certification and permits – the Certificate of Design Compliance (around 5 working days) and your building permit (a 10-working-day statutory period that nobody can hurry along).
  • Scheduling and procurement – 6 to 8 weeks to order your materials and lock in your build slot.

A good deal of this phase sits in other people’s hands (surveyors, energy assessors, engineers, your local council), which is exactly why we give it a realistic window rather than a hopeful one. Getting your power connection and any owner-works approvals lodged early is the single best thing you can do to keep things ticking along.

Phase 2: Manufacture (4–5 months)

This is the stage those 12 and 16-week numbers are talking about, and it’s where modular genuinely shines compared to a traditional build. Your home is built inside our state-of-the-art manufacturing facilities in Perth, protected from the elements, with trades and materials already on hand. It moves through frame-up, lock-up, internal fit-out, tiling and cabinetry, then a final finishing stage. That’s around 4 to 5 months for a home that arrives to your site complete.

The best part, though, is that your site works happen at the same time as manufacture, not one after the other. On a traditional site build these steps queue up and wait their turn, out in the open, at the mercy of rain and trade shortages.

Phase 3: Installation (2–6 weeks)

Once your PIQUE modular home is finished it goes on a truck to your block. It typically takes 1 to 3 days on the road depending on how far you live from us and ease of access to your site.

A common misconception is that installation is a quick process. While modular building is faster compared a traditional build, there is still real work to be done once your modules are transported to site.

Over the following 2 to 6 weeks our team handles on-site assembly and complexing, connects your services, completes electrical and plumbing certification, and walks you through your Practical Completion Inspection before handover.

Why do some builders quote 12 or 16 weeks?

It’s good to know what those numbers are really measuring, so you can compare like with like:

  • A 12 or 16-week quote almost always means the manufacture stage only – the weeks your home spends being built on the factory floor.
  • It usually leaves out pre-construction: site reports, drawings, energy assessments, engineering, planning approval, Prestart, contracts and your building permit.
  • It often leaves out the admin and approval windows that are set by third parties and councils rather than by your builder.
  • And sometimes it leaves out transport and installation, the weeks of work that get your finished home onto your block and ready to live in.

None of that makes a 12-week claim untrue. It simply isn’t the whole story. So when you’re comparing modular home builders, the question worth asking is: “Is that your manufacture time, or the total time from my first appointment to handover?” That’s why we’d much rather set an honest expectation now, so you know what to expect.

What can affect your modular build timeline in WA?

Every block is different, and so is every buyer. The things most likely to affect your modular home building timeline in WA include:

  • Whether your block needs planning approval, a BAL assessment or trickier engineering
  • Rural and remote locations, where reports, quotes and trades all take a little longer to arrive
  • Power connection and any owner works such as septic, water tanks or retaining walls, so lodge these early (especially if you’re planning to go off-grid)
  • How quickly your selections and decisions come back to us during pre-construction
  • Finance milestones, including your lender’s valuation before the final payment
  • The size and complexity of your chosen home design
  • The amount of available space in our Perth manufacturing yards

How PIQUE keeps your build moving

At PIQUE, we have developed the process of building a new home down to a fine art. We can design and manufacture your bespoke, premium modular home in a matter of months. Because some stages of the building process run in parallel, with site works alongside manufacture and procurement alongside approvals, the full journey generally is shorter than the individual steps suggest.

You’ll also have people with you the whole way to help ensure a smooth build: a Contract Administrator through pre-construction, a Prestart Consultant for your selections, and a Client Liaison Officer sending through progress photos and updates right up to handover.
